Tipp City Announces Proposed Land Sale for Potential Future Grocery Store Development

TIPP CITY - The City of Tipp City is pleased to announce a significant step forward in its efforts to bring new commercial development and expanded grocery options to the community.


   At its upcoming meeting, Tipp City City Council will consider legislation authorizing the city to enter into a real estate purchase option agreement with Meijer Stores Limited Partnership (Meijer) for approximately 17 acres of city-owned property near the intersection of County Road 25A and State Route 571.

 

   Under the proposed agreement, Meijer will have an exclusive option to purchase approximately 17 acres of the city’s 60-acre development site to potentially develop a new general merchandise and grocery store and associated commercial improvements on the property.

 

   The proposed agreement represents an important milestone in the city’s long-term economic development efforts and follows extensive discussions between the city, its development partner, Woodard Development, and Meijer.

 

   The city emphasized that the proposed real estate agreement is not a final development commitment. If approved by City Council, the agreement will include a due diligence period during which Meijer will evaluate the property and complete the necessary site, infrastructure, environmental, engineering, market and other reviews associated with a project of this size to determine if it makes sense to move forward with construction in the next few years.

 

   The agreement will provide the company with the ability to terminate the transaction during the due diligence period if the necessary conditions for development cannot be satisfied.

 

   The property was acquired by the city as part of a broader strategy to encourage commercial development in the Uptown area of Tipp City. Specifically, the city has identified this site as a suitable location for a new grocery store.

 

   Additional information regarding the project, including future development plans and anticipated timelines, will be released as the project progresses and information becomes available.
