Troy Considers Extending Gas Station Moratorium

TROY - As Troy’s Planning Commission reviews the new draft Unified Development Code (UDC), City Council is considering extending a moratorium on the approval of applications for automobile fuel dispensing and service stations. The current moratorium will expire at the end of August.

   Troy has 20 gas stations within its city limits. These account for 40 percent of all gas stations in Miami County. Huber Heights, which has a lower ratio of gas stations per resident, has passed a similar moratorium as the city examines community needs. Tipp City took comparable action in late 2025.

   The map below shows the 20 existing gas stations, and highlights the relatively low amount of vacant land in the general business district (B-2).

   An extension would allow additional time to consider Troy’s gas station needs, regulations, and density in preparation for the the new development code, a draft of which has been submitted to Planning Commission. A public input meeting regarding the draft UDC will be held on July 22, at 3:30 p.m., at City Hall.

   Once Planning Commission completes its review of the UDC, City Council will consider Planning Commission’s recommendations and pass final legislation according to the Ohio Revised Code’s prescribed timelines.
